Aldermans Property Services delivers roofing repairs, flat roof replacement and waterproofing works for residential blocks, managed estates and commercial buildings across London and the Home Counties. We work for managing agents, freeholders, RMCs and surveyors — from a single leak investigation through to full roof replacement delivered under JCT contract.

Repair or Replace? Honest Advice First

Not every ageing roof needs replacing, and not every leak is worth patching. We survey, photograph and report on the roof's actual condition, then give you a straight recommendation — with costed options where a genuine choice exists — so you can budget, consult leaseholders and plan with confidence rather than react year after year.

Planned Roof Replacement & Section 20

Where replacement is the right answer, we deliver full roof renewal as a planned major works project: priced against specification, supported through Section 20 consultation, and delivered under JCT contract with surveyor administration where appointed. Recent work includes roofing and external repairs at Park Court, 115–119 Clarendon Road W11, delivered under a JCT Minor Works contract with contract administrator certification. Emergency & Reactive Roof Repairs

Storm damage and sudden leaks are prioritised for rapid attendance and safe temporary weatherproofing, followed by a clear report and quotation for permanent repair. Out of hours, calls go direct to the business owner's mobile — not a call centre queue.

Working Safely at Height, in Occupied Buildings

All roofing works are delivered under our CHAS Elite accredited health and safety framework, with risk assessments and method statements for every job, appropriate access equipment and edge protection, and scaffolding arranged and managed where required. In occupied buildings we protect access routes, communicate works clearly to residents, and leave the site tidy at the end of every working day. We carry £10m public liability and £10m employers' liability insurance.
