Fire safety, the way the Building Safety Act now expects

Aldermans Property Services delivers fire door, passive fire protection and fire risk assessment remedial works for managing agents, chartered surveyors, RMC directors and freeholders across London and the Home Counties — with the documentation standards the Building Safety Act 2022 now demands built into every job.

The Act didn't change what good contractors do. It changed what evidence you have to keep.

For buildings over 18 metres or seven storeys, the Building Safety Act introduced statutory accountability — Accountable Persons, the golden thread of building information, and Building Safety Regulator oversight — alongside existing CDM 2015 obligations. Below that threshold, the letter of the Act may not apply, but the lifetime of the works will outlast any threshold change.

So we deliver every fire safety instruction to the same evidence standard regardless of where the building sits today: photographic records per door and per breach, certificated products with traceable documentation, and a completion pack your fire risk assessor — and your building safety case — can rely on. A four-storey 1960s block with a single staircase isn't a higher-risk building on paper. We build the evidence pack now, so nobody is reconstructing it in three years' time.

Fire Door Works

  • Fire door inspections and surveys, including gap measurement and condition reporting to BS 8214
  • Remediation of flat entrance and communal fire doors: intumescent strips and cold smoke seals, self-closers, letterbox and glazing upgrades, gap correction
  • Supply and installation of certificated fire doorsets from third-party-certified manufacturers, tested to BS 476 Part 22 / BS EN 1634-1
  • Quarterly and annual fire door inspection regimes for buildings over 11 metres, as required by the Fire Safety (England) Regulations 2022
  • Per-door photographic records and door schedules for your golden thread

Passive Fire Protection & Compartmentation

  • Compartmentation surveys and fire-stopping remedials to walls, floors, risers and service penetrations
  • Certificated materials, installed to manufacturer specification, with labelled photographic evidence per breach
  • Works sequenced around occupied buildings, with resident communication handled properly

Fire Risk Assessment Remedial Works

Your FRA raises the actions; we close them out. We work from the assessor's findings — prioritised, priced transparently, and delivered with the completion evidence that lets the Responsible Person mark each action closed with confidence. Where findings sit outside a sensible remedial scope, we say so and help you plan the right route instead.
