Aldermans Property Services delivers planned major works and project-based property improvements for residential, commercial and mixed-use developments across London and the Home Counties. We work closely with managing agents, freeholders, Resident Management Companies (RMCs) and surveyors, providing a structured, transparent and well-managed approach to larger-scale works — from initial instruction through to completion and handover.

Our experience with over 75 managing agents means we understand what matters when delivering major works in managed, occupied buildings: planning, compliance, cost control and communication.

Scope of Major Works & Projects

  • Movia Apartments, Uxbridge — planned major works programme of c. £399,000, delivered under JCT Minor Works 2024 with surveyor administration, in a fully occupied development.
  • 8 Coleherne Road, Earl's Court SW10 — complete external refurbishment of a period residential building, delivered in occupation with protected resident access throughout.
  • Park Court, 115–119 Clarendon Road W11 — external repairs and redecoration under a JCT Minor Works contract, including instructed variations, delivered with contract administrator certification.

Section 20 Consultation Support

We regularly support managing agents and freeholders through Section 20 major works, working alongside appointed surveyors and consultants: budget pricing and early cost planning, tender returns against issued specifications, clarification of scope, methodology and programme, and responses to contractor queries during consultation stages. We understand the accuracy, transparency and professional conduct required when works are subject to leaseholder consultation and scrutiny.

Budgeting, Tendering & Cost Transparency

Major works demand clear cost control and robust procurement. We provide priced schedules based on specifications and drawings, clear and logical cost breakdowns, competitive tender submissions for surveyor-led projects, value engineering options where appropriate, and practical advice on feasibility, sequencing and programme.

Contract Forms & Project Delivery

Projects are delivered under the appropriate form of contract, agreed at instruction stage: JCT contracts (Minor Works, Intermediate and other suitable forms), surveyor-led and consultant-administered contracts, managing agent-led instructions, or bespoke arrangements. Where a contract administrator or surveyor is appointed, we work collaboratively within the agreed framework — interim valuations and supporting information submitted on time, certified payment schedules honoured, programme matters raised promptly with relevant information to support review, and extension of time procedures followed contractually. Retention provisions and defects liability periods are managed properly, with attendance during defects periods and timely response to any identified defects.

Building Safety Act Ready

Where works fall within the scope of the Building Safety Act 2022 and the Building Regulations regime now applying to higher-risk and occupied residential buildings, we work within the required gateway, competence and golden-thread documentation processes, coordinating with the Principal Designer and providing the records your building safety case needs. Fire door, compartmentation and passive fire protection works are delivered with full certification and photographic evidence.

CDM 2015 & Working in Occupied Buildings

Major works are delivered in compliance with the Construction (Design and Management) Regulations 2015, with CDM roles agreed at instruction stage and full cooperation with appointed duty holders including the Principal Designer and Principal Contractor. We are experienced in delivering works in occupied residential and mixed-use buildings — resident safety and access, noise and disruption management, clear communication of works and programmes, and site security and segregation where required.

Qualified, Compliant, Insured

All works are delivered by qualified operatives holding the certifications their discipline requires, within our CHAS Elite accredited health and safety framework. Risk assessments and method statements are provided as required, and we carry £10m public liability and £10m employers' liability insurance, with compliance with current Building Regulations and industry standards throughout.
