Major Works & Projects

Planned Major Works & Project Delivery for Managed Properties

At Aldermans Property Services, we deliver planned major works and project-based property improvements for residential, commercial and mixed-use developments across London and the Home Counties.

We work closely with managing agents, freeholders, Resident Management Companies (RMCs) and surveyors, providing a structured, transparent and well-managed approach to larger-scale works — from initial instruction through to completion and handover.

Our experience working with over 75 managing agents means we understand the importance of planning, compliance, cost control and communication when delivering major works within managed and occupied buildings.

Scope of Major Works & Projects

We coordinate and deliver a wide range of planned works, tailored to the requirements of each development and instruction.

Major works and project services may include:

  • External refurbishment and building fabric repairs

  • Roofing and waterproofing works (via specialist contractors)

  • Brickwork, masonry and façade repairs

  • Drainage, rainwater goods and associated repairs

  • Window repair, replacement and decoration

  • Internal common parts refurbishment

  • Planned maintenance programmes

  • Fire safety and compliance-related remedial works

  • Estate-wide improvement and upgrade projects

All works are delivered in accordance with agreed specifications, drawings and scopes of work.

Project Management & Coordination

Major works require clear structure, oversight and accountability. We provide end-to-end project coordination to ensure works are delivered safely, compliantly and efficiently.

Our approach includes:

  • Review and clarification of specifications and instructions

  • Programming and sequencing of works

  • Coordination of appropriately qualified specialist contractors

  • Ongoing site supervision and inspections

  • Quality control throughout delivery

  • Clear communication and progress reporting

This structured approach helps minimise disruption to residents while maintaining control over quality, programme and cost.

Section 20 Consultation Support

We regularly support managing agents and freeholders with Section 20 major works projects, working alongside appointed surveyors and consultants where required.

Our involvement may include:

  • Budget pricing and early cost planning

  • Tender returns based on issued specifications

  • Clarification of scope, methodology and programme

  • Contractor queries during consultation stages

  • Support through the consultation and award process

We understand the importance of accuracy, transparency and professional conduct when works are subject to leaseholder consultation and scrutiny.

Budgeting, Tendering & Cost Transparency

Major works projects require clear cost control and robust procurement processes. We support clients by providing structured, transparent pricing aligned with the agreed scope and procurement route.

Our approach includes:

  • Priced schedules based on specifications and drawings

  • Clear and logical cost breakdowns where required

  • Competitive tender submissions for surveyor-led projects

  • Value engineering options where appropriate

  • Practical advice on feasibility, sequencing and programme

Where projects are competitively tendered, we work professionally within the tender process, providing accurate and well-presented submissions to support informed decision-making.

Contract Forms & Procurement Routes

Major works projects are delivered under the appropriate form of contract, agreed at instruction stage and in line with the chosen procurement route.

We have experience working under commonly used arrangements, including:

  • JCT contracts (Minor Works, Intermediate and other suitable forms)

  • Surveyor-led and consultant-administered contracts

  • Managing agent-led instructions

  • Bespoke contractual arrangements where applicable

Where contracts are administered by appointed contract administrators or surveyors, we work collaboratively within the agreed framework, complying with contractual obligations, reporting requirements and certification procedures.

Payments, Valuations & Certification

Where applicable, payments are administered in accordance with the agreed contract terms and certification process.

This includes:

  • Submission of interim valuations where required

  • Supporting information to assist valuation and certification

  • Cooperation with contract administrators and surveyors

  • Compliance with certified payment schedules and timescales

This structured process ensures clarity, consistency and transparency throughout the project lifecycle.

Programmes & Extensions of Time

Project programmes are agreed at the outset of major works and monitored throughout delivery.

Where circumstances arise that may impact the agreed programme, we:

  • Communicate promptly with the contract administrator or managing agent

  • Provide relevant information to support programme review

  • Follow contractual procedures relating to extensions of time, where applicable

This ensures programme matters are managed professionally and in accordance with the agreed contract.

Retentions & Defects Liability

Where applicable, major works projects may include retention provisions and defects liability periods, in line with the agreed contract and specification.

Our approach includes:

  • Compliance with agreed retention arrangements

  • Cooperation with inspection and certification processes

  • Attendance during defects liability periods where required

  • Timely response to identified defects in accordance with contractual obligations

This provides reassurance that works are completed, monitored and concluded professionally.

CDM Regulations & Site Responsibilities

Major works are delivered in compliance with the Construction (Design and Management) Regulations 2015 (CDM 2015).

Depending on the nature and structure of the project:

  • CDM roles and responsibilities are agreed at instruction stage

  • We cooperate with appointed duty holders, including the Principal Designer and Principal Contractor, where applicable

  • Health and safety documentation is prepared and coordinated in line with statutory requirements

All works are delivered within our CHAS Elite accredited health and safety management systems.

Working in Occupied Buildings

We are experienced in delivering major works within occupied residential and mixed-use developments.

Careful consideration is given to:

  • Resident safety and access

  • Noise and disruption management

  • Clear communication of works and programmes

  • Site security and segregation where required

This ensures works are carried out professionally while maintaining a safe and respectful environment for residents and building users.

Qualified Specialists & Compliance

Where specialist trades are required, works are delivered by appropriately qualified and accredited contractors, selected for their experience, competence and reliability.

All specialist contractors engaged hold:

  • Relevant trade qualifications and certifications

  • Appropriate industry accreditations

  • Public Liability and Employers’ Liability insurance

  • Compliance with current building regulations and industry standards

All works are managed under our CHAS Elite accredited health and safety framework, with risk assessments and method statements (RAMS) provided as required.
